11. Lead Testing for Rental Properties in California

Owners of older rental properties should be aware that lead requirements can involve federal disclosure rules, California public-health requirements, renovation regulations, and local ordinances.

Requirements may depend on the age of the property, condition of painted surfaces, planned renovation activities, and whether a lead hazard has been identified.

Testing may include paint-chip or XRF evaluation, dust-wipe sampling, or soil sampling depending on the concern.

Because landlord obligations and local requirements can vary, property owners should evaluate the regulations applicable to their specific jurisdiction rather than assuming that one statewide testing rule applies to every rental property.
